Job Description Summary Responsible for assisting the Chief Engineer in all aspects of the Engineering Department to include the proper operation, maintenance and repair of all heating, ventilation, refrigeration and mechanical equipment. Develop, coordinate and monitor a rooms maintenance program to ensure the safety and comfort of all staff and guests. Supervise, train and manage all Engineering staff. Job Description Special Qualifications, Education or Licenses: High school diploma or equivalent vocational training certificate. 3-5 years’ experience in a similar position in an upscale Convention Hotel. Ability to communicate in English both verbally and in writing. Compute basic arithmetic to include percentages. Possession of any city, county, state, federal or other licenses as required by law. Working knowledge of: Plumbing codes Electrical codes National/Local fire codes Local Mechanical codes Water treatment program Blue prints and plumbing and wiring schematics Power and hand tools, meters, etc. as it relates to the technical trade Knowledge of all mechanical equipment critical to the operation of the building Valid Driver’s License. College degree. Knowledge in a second language. Certification in CPR and First Aid. Previous guest relations training and experience. Knowledge of proper maintenance software programs. Essential Elements: Exert physical effort in transporting up to100 pounds to and from work area. Reach overhead full arm’s length. Remain in stationary position for 2-3 hours throughout work shift. Ability to push and/or pull a loaded two-wheel or four-wheel carts weighing approximately 200 pounds. Ability to lift and move approximately 30 pounds, including setting and storing in overhead areas. Ability to bend, squat, kneel, climb (including ladders and stairs), reach and crawl in confined spaces. Ability to stand and walk on a continuous basis and run as warranted. Maintain complete knowledge of and comply with all departmental, divisional, and hotel policies, procedures, and standards. Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended. Anticipate guests’ needs and respond promptly to guests’ requests. Maintain positive guest relations at all times. Resolve guest complaints ensuring guest satisfaction. Be familiar with all Hotel services/features and local attractions/activities to respond to guest inquiries accurately. Monitor and maintain cleanliness, sanitation and organization of assigned work areas. Review the daily activities, such as: House count Forecasted covers for each outlet Catering activity Purchases Meetings Appointments VIPs/special guests Ensure that staff reports to work as scheduled. Document any late or absent associates. Coordinate breaks for staff. Inspect grooming and attire of staff; rectify any deficiencies. Monitor performance of staff and ensure all procedures are completed to the department standards; rectify deficiencies with respective personnel. Complete work orders for maintenance repairs and submit to Engineering. Contact Engineering directly for urgent repairs. Foster and promote a cooperative working climate, maximizing productivity and associate morale. Provide feedback to staff on their performance; handle disciplinary problems and counsel associate according to Hotel standards. Interview and hire new personnel according to Hotel policies and standards. Prepare daily/weekly payroll reports. Document pertinent information in the logbook and follow up on items notated during other shifts. Input and access information in the computer and/or point of sales system. Plan and conduct monthly departmental meetings and Daily Shift Meetings (DSM). Return business telephone calls. Answer the telephone within 3 rings using correct salutation and proper telephone etiquette. Answer correspondence. Develop and implement a preventive maintenance program of all-building equipment and guestrooms, including the training of the Engineering staff on the management of such a program. Maintain inventory of all parts and supplies. Purchase all parts, supplies, tools and equipment related to Engineering, through direct contact with sales representatives/Purchasing. Ensure the proper operation, maintenance and repair of all: Heaters, pumps, valves and lines used in the distribution of steam and heated or processed water Refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves as well as all refrigerant lines and devices used to control temperatures Air compressors along distribution lines and all valves and devices for air control Natural and manufactured gas and distribution lines, including all valves and control devices Water filters, softeners, piping and pumps used in conjunction with water distribution, including all sinks and toilet bowls, as well as supply lines and water lines All types of motors or engines used to power pumps, compressors and fans All types of locks, keys and locksmith related duties All electrical work and repairs Coordinate the maintenance repair and installation of carpentry work, and those duties related to carpentry. Oversees organization of maintenance and repair of all mechanical systems and planning of optimum times for equipment shut-down for servicing. Oversees the fire alarm system having attained personal knowledge of the software and hardware circuits. Develop, recommend and direct the operation, policies, procedures, plans and programs of the Approve bills and invoices, statements, checks, budget data, associate transfers/promotions, training manuals/programs. Compare and resolve discrepancies between: Actual and budget figures Contracts, data and products with product standards Enforce safety regulations. Investigate accidents. Assist Engineering staff. Plan capital expenditures. Oversees the information flow of the computerized maintenance program (for example, insuring Work Orders are completed in a timely manner and records reports kept indicating results. Responsible for the documentation and maintenance of all required federal, state, county and city logs and reports pertinent information to departmental superiors. (For example: OSHA, Building and Safety) Oversees routine tests of emergency standby equipment. Oversees building officials and insurance investigators in their visits to the facility, providing assistance and advice to contractors working in the hotel. Oversee Energy Management System. Review all out of order rooms daily to determine most current status and reconfirm estimated date of return to inventory. Attend designated meetings. Maintain and follow OSHA regulations/MSDS. Responsible for overseeing the implementation of hotel wide standards. Prepare weekly work schedules in accordance with staffing guidelines and labor forecast. Adjust schedules throughout the week to meet the business demands. Train and enforce standards in accordance with Standards Manual. Any other duties reasonably assigned by the supervisor.
